“Deep Tech is not just another technology—it’s the foundation of our future competitiveness.” This statement from BDI – Bundesverband der Deutschen Industrie e.V. President Peter Leibinger frames a landmark study by the Bundesverband der Deutschen Industrie (BDI) and Boston Consulting Group (BCG) that quantifies what’s at stake: up to €8 trillion in global Deep Tech value creation by 2030.

Germany possesses crucial ingredients for success: world-leading research, industrial depth, engineering culture, and strategic sectors aligned with Deep Tech applications. But the study’s most striking insight is temporal: this decade largely determines whether Germany takes a leading Deep Tech role or loses connection entirely.

Beyond addressing fragmented funding, technology transfer gaps, and regulatory complexity—a critical barrier is infrastructure. Deep Tech companies need specialized spaces: prototyping and development facilities, validation platforms, GMP-compliant biotech infrastructure, production spaces, and the energy capacity to power it all.

Berlin as a whole is positioning itself as a Deep Tech hub, officially joining the federal Digital Hub Initiative in 2024. At Marienpark Berlin, we’re creating exactly these missing foundations—from workshops for early-stage prototyping to scalable lab and production spaces in Hybrick Berlin and Hybrick X Berlin.

Intense but inspiring days are behind us. We attended EXPO REAL (Messe München) as part of Investa Real Estate and we had plenty of positive conversations about what’s ahead.

→ 𝗠𝗮𝗿𝗸𝗲𝘁 𝗺𝗼𝗺𝗲𝗻𝘁𝘂𝗺: Construction activity and project orders are picking up again. Industry players recognize that a wait-and-see position is no longer viable. The general outlook was cautious but positive, especially with regrd to the plans of the German government in terms of infrastructure spending.

→ 𝗡𝗲𝘄 𝗼𝗽𝗲𝗻𝗻𝗲𝘀𝘀 𝘁𝗼 𝗶𝗻𝗻𝗼𝘃𝗮𝘁𝗶𝗼𝗻: This has led to adapted and entirely new business models across all sectors. Banks and investors, in particular, are showing strong openness to credible alternative asset classes like Life Science or other innovative tech infrastructure—like the ones HYBRICK is developing.

→ 𝗜𝗻𝘁𝗲𝗿𝗲𝘀𝘁𝗶𝗻𝗴 𝗶𝗻𝗽𝘂𝘁 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝗔𝗜 𝗱𝗶𝘀𝗰𝘂𝘀𝘀𝗶𝗼𝗻: The panel “AI and the Real Estate Industry: Will Everything Change?” delivered a clear message: AI agents will change the industry by e.g. replacing junior-level tasks, especially data-intensive work. But the human element and collaboration are actually gaining more relevance.

Change has become the new baseline for staying competitive. Whether adapting business models, embracing new asset classes like Life Science, or integrating AI into operations: the industry is slowly shifting from caution to action.

Wolfgang Hohlfeld attended this year’s CPHI in Frankfurt and witnessed an industry showing clear momentum across all segments.

The surprise: instead of the expected AI hype, a different topic took center stage — Manufacturing 5.0 and the question of how more intelligent, more connected production ecosystems will shape the future of biopharma.

The key insight: conversations were not only about technology but also about physical infrastructure. Smart manufacturing requires more than software — it needs spaces that enable flexibility, scalability, and collaboration.

This is exactly where HYBRICK comes in. As an “outlier” at such events, we bring a different perspective: How must spaces be designed so that life science innovation can truly happen?

Discussions with familiar faces and new contacts made one thing clear: the industry is on the verge of major transformation — and the right spaces are part of the solution.

Last week, our team, colleagues from Investa, and business partners gathered for the traditional Oktoberfest at the historic Schottenhamel Festhalle.

In a relaxed atmosphere, we had the opportunity to connect beyond the day-to-day and celebrate together.

The €219 million Brainport Partner Fund from ASML, Philips, NXP Semiconductors and 9 other companies shows how they collectively invest in accessibility, affordable housing, talent development, and equal opportunities over 12 years.

→ 𝗚𝗹𝗼𝗯𝗮𝗹 𝘁𝗮𝗹𝗲𝗻𝘁, 𝗹𝗼𝗰𝗮𝗹 𝗲𝗰𝗼𝘀𝘆𝘀𝘁𝗲𝗺: The region ranks 3rd globally in patents per inhabitant and generates 2% of all global patents from just 800,000 people. 90% speak English, 150+ nationalities collaborate daily, 3,500+ open tech positions. They think globally while building locally.

→ 𝗟𝗼𝗻𝗴-𝘁𝗲𝗿𝗺 𝘃𝗶𝘀𝗶𝗼𝗻 𝘄𝗶𝘁𝗵 𝗺𝗲𝗮𝘀𝘂𝗿𝗮𝗯𝗹𝗲 𝗺𝗶𝗹𝗲𝘀𝘁𝗼𝗻𝗲𝘀: Multiple long-term initiatives focus on doubling research capacity and expanding infrastructure over 15-20 years. Significant VC investment flows to deep tech and life sciences, showing sustained commitment to breakthrough technologies.

The bottom line: Successful deep tech ecosystems require sustained government backing, industry co-investment in shared infrastructure, and geographic concentration.

Construction has officially started on our Launch Labs at Marienpark. The first milestone: removing the IM 16 walls to create space for three individual lab units and flexible office areas.

𝗧𝗵𝗲 𝘁𝗿𝗮𝗻𝘀𝗳𝗼𝗿𝗺𝗮𝘁𝗶𝗼𝗻: From outdated industrial space to 170 m² of lab-ready infrastructure. Three lab units (L01-L03) ranging from 17 m² to 65 m², each equipped with high air exchange rates, natural lighting, and valuable floor space for growing Life Science and Deep Tech companies.

Boston’s success rests not just on seed funding but late-stage venture capital. In Germany, this remains the critical gap. As a result, many companies relocate or are acquired — a partly natural market dynamic but often leading to a loss of expertise and innovation.
Berlin has made a strong start by launching a €10 million pre-seed VC fund to support deep tech science spin-offs — but closing the scale-up gap will require much larger growth capital initiatives.

With the new 2025 Coalition Agreement officially identifying Life Sciences and Deep Tech as national growth priorities, the mission to strengthen entrepreneurship, attract talent, and close the scale-up funding gap has been set.
